It is a known fact that the rental industry has had numerous forces negatively impacting it over the last few years. The landlord and tenant relationship has generally been viewed as rocky. However, the pandemic and the associated economic hardship has strained the relationship more.

It is important to acknowledge that landlord and tenant relationships do not need to be difficult. The pivotal part of the landlord’s process is learning how to manage their rentals efficiently and how to successfully build relationships with their tenants. It is not only necessary to take care of the cosmetic aspect of the properties, they also need to put time and effort into the personable side of managing properties.

Finding and keeping a good tenant is key to increasing the return on investment (ROI) as a property investor. This will help to keep the same tenants for long-term which means less vacancies. Below are five tips that will help landlords improve their relationships with tenants.

Communicate. Communicate. Communicate.

Communication is key. Landlords need to be honest about their policies from the very beginning. In addition, they need to be easy to get in contact with because it will give tenants comfort knowing that they can reach out in case there is an issue.


Due to the pandemic, renters were unable to pay rent. If landlords were readily available, renters would have felt comfortable to reach out to create a solution, such as setting another date for payment or creating a payment plan.





Be Organized.

“For every minute spent in organizing, an hour is earned- Benjamin Franklin”. A file should be created for each unit that is under the landlord’s responsibility. It is also beneficial to have a copy of this file digitally in case the physical files are ever destroyed. A landlord would have multiple phone calls in a day so it is important to take notes and to update the files immediately to keep the files accurate.


It is crucial to have strategies in place that would help stay on top of all the properties. For example, having clear and concise forms for routine property inspections.


Use One Method to Communicate.

It gets confusing when landlords and tenants communicate via email, text, phone or in person. It gets difficult to track all the communication if it is all over the place. It is extremely beneficial if the landlord is transparent with how they will be communicating with the tenant.


The landlord should have one designated communication method, such as email which will enable both parties to know that is the only way to contact each other when necessary. Both parties will also be able to have an email thread with all the communication in case there is a need for reference. It is better to have communication documented in case there are any issues.


Get Personable with the Renter.

During the screening process, the landlord should take their time to get to know the potential tenant. While the credit score reports provide the hard data to see if the tenant meets the required criteria, it would be beneficial to get to know the tenant beyond the report.

Before offering the lease, ask the tenants all the questions. This will give the tenant an opportunity to ask questions and to get to know the landlord. This will assist with setting a good tone from the start.



Always Follow Landlord-Tenant Laws.

Always follow the law as a landlord. It will protect both parties involved, and nothing is done illegally or accidentally discriminatory. Such as, the landlord should know how much time they have to fix non-urgent repairs. This will help landlords be accountable and build trust with their tenants.
