Thank you for choosing McQueen's Property Management. Below you will find a comprehensive list of instructions for our application process. We look forward to reviewing your application. 



  • Please complete one application for all adults (18+ years) in full.​

  • Please make sure you read section and complete the application fully, otherwise your application will not be processed in a timely manner until we receive full information to do so.​



  • Photocopy of Government issued identification (i.e. driver’s license)

  • Photocopy of a 2nd Government issued identification (i.e. Social Insurance Card)

  • Credit Report with Credit Score (Must be directly from Equifax or TransUnion)

  • Proof of income:

    • If employed: Letter of employment

    • If self employed: Notice of assessment (NOA) from previous year

    • If retired: CPP/OAS deposits, and/or copy of saving account/ investments, etc.

    • If unemployed: proof of government support receipts if applicable, or if you have a guarantor then the guarantor will need to fill out a separate rental application and provide their supporting documents.

    • If none of the above options apply to you, please contact your agent

  • 3 Most Recent Paystubs

  • Last 3 Months' Bank Statements (Last 90 Days of Transactions)



  • All documentation can be sent to Please included in the email title/subject the property you are applying for.

  • Please make sure that all supporting documents are appropriately labeled i.e. "Jane Doe Proof of Income."

  • Please note, we reserve the right to pull a credit report on all applicants if necessary.

  • Once you submit your application, you can submit a reservation fee of $750.00 to secure the property. This can be applied towards your last month’s rent. If your offer is declined, the reservation fee will be refunded in full. The reservation deposit will hold the property for you and your offer will be sent to the owner with a higher priority and to prevent bidding wars.



  • Upon receipt of all items, the application will be processed, which may take up to 2-3 business days.

  • After the 3 business day processing time, your application may be accepted or declined.

  • If Accepted:

    • Sign Lease​

    • Provide deposit (First & Last Months' Rent)

    • Provide proof of Renters' Liability Insurance

    • Refundable key deposit to be provided upon receiving keys to your rental home

  • If Declined:​

    • Reservation Deposit will be fully refunded to you​

    • Please note, landlords are not required to give reasons for their decisions
